THE LEISURE-PLUS INVESTMENT

OUR FRENCH LEASEBACK SCHEME WITH CORRECT BALANCE BETWEEN
PERSONNAL OCCUPATION AND COST EFFECTIVENESS

Choosing the LEISURE-PLUS INVESTMENT as an investment formula means above all buying a freehold property by deed authenticated by a notary. The objective is to make an investment a "stone" building, that you may occupy during your free time and which, in your absence, will yield revenues from rent.

The originality of the concept lies mostly in the fact that you may buy a holiday home whilst benefiting from important and specific fiscal advantages.

THE SCHEME

1. You buy a new build property that you pay without VAT. Then you furnish and equip it adequately so that it can be used for daily life (we let you free to choose the furniture and decoration which suit to your taste and lifestyle). On your various purchases you will recover afterwards the totality of the VAT.

2. You assign, under the terms of a 9-year renewable commercial lease, the rental of your property to the Managing Company EUROGROUP Vacances.

A REDUCTION OF 16.39 % ON THE TOTAL AMOUNT OF YOUR INVESTMENT
(savings from VAT payment at a rate of 19.60 %)

Example: for a value of € 200,000 you will pay € 167,224 only and save € 32,776 of VAT.

 

Furthermore we guarantee you for the entire duration of the lease :

FOR YOUR LEISURE

- 8 to 15 weeks per year personal occupancy of your property, spread over the year as follows :

  • 3 weeks in July / August,
  • 5 to 12 weeks outside July / August.

(You will choose each year your periods of occupation).

RENTAL INCOME

- 55% tax inclusive of the tax inclusive turnover made by the Managing Company from your property.

You will also benefit from the additional financial and fiscal advantages as follows :

  • no utility bills to pay during the rental periods (e.g. heating, water, electricity), these are borne by the Managing Company,
  • no need to take out insurance against possible risks caused to your property by your tenants,
  • exemption from "taxe d'habitation" (council tax).

In order to free you of all worry in your absence, we also take charge of the inventory of your property between the successive tenants, handing over of keys, care taking, as well as hotel-level facilities.

Note :
the fiscal advantages you are entitled to, are a direct consequence of the hotel-level facilities of our residences (furnished accommodation, reception of the clientele, provision of breakfast, cleaning, and provision of household linen). The status you will be given of landlord/lady of furnished accommodation will therefore allow you to benefit from the very favourable fiscal terms of the French B.I.C. (Industrial and Commercial Profits) and thus optimise your investment, the revenues of which will be, in most cases, net of income tax.

 

THE OUTRIGHT PURCHASE

If you wish to buy a permanent home or a holiday home, the outright purchase is made for you.

In the case of a holiday home, the motivations which induce to choose this way to invest are varied:

  • nearness of the main home,
  • use every weekend,
  • long-term holiday,
  • free time when retired,
  • wish to self-manage the renting,
  • no inclination to rent out one’s property and to have it occupied by other people,
  • etc.
